I'm Ramin Roudi, founder of Sway Vacation Rental Management. We started hosting in 2014 by listing our own home on Airbnb. That turned into a real passion for hospitality, and in 2019 we made it a full-time business.

Almost every short-term rental manager in the valley subcontracts cleaning and maintenance. That means a rotating cast of vendors, no accountability when a turnover is missed, and a scramble every time something breaks on a Saturday.
Sway has its own housekeeping team and its own maintenance technician. They work only on Sway homes. When a guest reports a problem at 9pm, we are not calling around for a vendor. We are dispatching our own person.

What does your management fee cover?
It's full-service property management, so it covers pretty much everything: 24/7 guest communication, 24/7 maintenance coordination, cleaning by our in-house team, digital and printed guidebooks, revenue management, listing optimization and your monthly statement. Consumable supplies and linens: you don't pay for them. We'll give you the exact percentage on our first call.
Am I locked into a contract?
No. There is no lock-in period, no upfront cost to start, and you can part ways with 30 days notice.
Who pays for repairs?
Repairs to the property itself are the owner's cost. Consumable supplies and linens: you don't pay for them. We coordinate repairs with our own maintenance team, and you approve anything significant before we proceed.
Can I still use my own home?
Yes, whenever you like. Block dates in your owner portal with no approval needed, and book or edit your own stays directly.
When do I get paid?
Your statement and your payment both go out on the 10th of each month.
What if a guest damages something?
Every home we manage carries damage protection covering guest-caused damage. We document every turnover with photos, so claims are straightforward and you're not chasing anyone for evidence.
Do you handle my licensing and taxes?
Yes. State TPT license, City of Scottsdale short-term rental license, Maricopa County registration, and every renewal.
How quickly can my home start earning?
If it is furnished and photo-ready, we can be live and taking bookings in 10 days.
